We turn down work most weeks. The budget is too small, the trade is too specialised, the company is too big for us to be useful, or somebody needs leads by Friday and SEO simply cannot do that. Sending those people away with nothing helps nobody, so this is the list we send instead.

A recommendation list is only worth reading if it is honest. Several of the agencies below would beat us on specific jobs, and we have said which ones and why. We are on the list ourselves too. Not at the top, because that is not the slot we occupy.

How this list was built

  • Every price and claim was read off the agency’s own website on 18 August 2026, and quoted rather than paraphrased. Prices move. Check before you sign anything.
  • Nobody paid to be here. There are no referral fees, affiliate links or reciprocal deals on this page. If that ever changes, it will say so on the line it applies to.
  • There is no number one. The right agency depends on your trade, your revenue and how fast you need the phone to ring. An outfit that is perfect for a $12M HVAC company is a waste of money for a two-truck plumber, and the reverse is also true.
  • Specialists only. Every company below either works in home services or works in local search specifically. General-purpose marketing agencies learn your trade on your retainer.

Best for: Plumbing, HVAC and electrical companies that want a career specialist

Founded in 2011 by Josh Nelson and Dean Iodice, run out of Doral, Florida. Their homepage states the pitch in four words: "One Industry. Fifteen Years. Nothing Else." They publish "600+ Contractors served" and "96%+ Average monthly client retention", and the service list runs well past SEO into paid search, Local Services Ads, web design, reputation management and AI search optimisation.

If you are a plumber or an HVAC company, this is the closest thing on the list to an agency that has already seen your exact problem several hundred times. That is worth more than it sounds. Most of what goes wrong in contractor SEO is trade-specific — seasonality, emergency intent, service-area sprawl — and a generalist learns it on your retainer.

What they charge
Quote only. A "$100 - $500" range sits in their page markup rather than anywhere a reader can see it, so do not go looking for it. Ask on the call.
Wrong call when
You are in a trade they do not serve, or you only want map-pack work and nothing else.

Blue Corona / RYNO Strategic Solutions

Best for: Established contractors who want one vendor running everything

The widest trade coverage on this list: HVAC, plumbing, electrical, roofing, pest control, garage doors, landscaping, painting, solar, remodelling, flooring, moving, and windows and doors. Blue Corona’s own site states it has merged with RYNO Strategic Solutions and now operates "under the RYNO Strategic Solutions brand", so you are buying into a large combined agency, not a boutique.

Beyond SEO they sell website builds and hosting, paid media across Google, Microsoft, Yelp and social, OTT and connected-TV advertising, call answering, chat, and their own Polaris reporting dashboard. One line on their site, sitting under a heading that reads "100% Ownership", is worth more than the "#1 Home Services Marketing Agency" claim in their page title: "You own your website outright. The design, code, content, login credentials (you name it). Not us." Ask every agency on this page that question.

You are small. At a big agency a small retainer means a junior account manager and a template, and you will feel it.

Best for: Multi-location and franchise operators who need one national vendor

Scorpion works across electrical, HVAC, pest control, plumbing, landscaping and roofing, and sells SEO, PPC management software and digital advertising as one stack. The scale is the product: if you run twelve locations across four states and need consistent reporting rolled up to head office, a shop this size can do that and a boutique cannot.

One line in their sales copy is worth stealing. They write that "Someone looking for your services typically hires a provider in under 4 hours". Ranking is half the job. Whoever answers the phone first gets paid, and no agency can fix that part for you.

What they charge
Not published. No contract terms listed either — ask, in writing, who owns the website, the content and the tracking data when the contract ends.
Wrong call when
You are a single-location contractor. You will be paying for infrastructure built for accounts far larger than yours.

Roofing Webmasters

Best for: Roofers, and only roofers

Fort Worth, Texas, founded by Nolen Walker. They claim "16+ Years as The Top SEO Agency for Roofers" and experience with "1,000+ roofing companies", and they run their own software, DataPins, for geotagged job-site check-ins. That is a real mechanism for proving you work in a suburb rather than asserting it, which is more than most service-area pages manage.

Their entry offer is unusual and worth reading carefully. The site advertises "$99 to Start! Call for Details" alongside a risk-free trial period with a refund option before it converts to "a regular month-to-month fee". The $99 is a starting charge, not the monthly cost. Ask what the regular fee is before you give anyone a card number.

What they charge

You are not a roofing company.

Best for: Contractors who want paid and organic run as a single system

Founded by Eric Thomas, author of The HOME Advantage. They cover HVAC, plumbing, electrical, garage doors, roofing, pest control, irrigation and restoration, and the service list is deliberately broad: organic SEO, local SEO, AI search optimisation, LSA management, PPC, "ChatGPT Advertising", digital PR, social and email.

The positioning is demand generation rather than rankings — "Rival builds and runs the marketing systems that power consistent demand for home service companies". At the time we checked, their site was "Now accepting clients for September 2026", so expect a queue rather than a start date this week.

Built-Right Digital

Best for: Anyone who wants to see a price before booking a call

A home services agency working across roofers, HVAC, electricians, plumbers, home inspections, pest control, bathroom and kitchen remodelling and flooring, running Google Ads, SEO, Meta ads and websites. Illinois phone number, no street address published anywhere on the site. They call themselves the "#1 Home Services Focused Digital Marketing Agency", which is a claim most of this page makes in one form or another.

What earns them a place here is that they publish a ladder, which almost nobody in this market will do: Essentials at $1,199 a month for new businesses, Launch at $2,099 up to $1M in revenue, Scale at $4,199 up to $5M, and Pro at $19,999 above that. Agree with the tiers or not, a contractor can work out roughly where they sit before booking a call. That is rarer than it should be.

Their bottom rung is $1,199 a month. If that is more than your entire marketing budget, this ladder has no step for you.

Best for: Owner-operators who want the number before the sales call

We are on our own list because leaving ourselves off would be coy, not humble. Here is the honest placement. Of the eleven entries on this page, three print a monthly price on their own website. Built-Right Digital starts at $1,199 a month for a new business. Whitespark runs $499 to $1,999 for done-for-you SEO. We start at $297 for the website and CRM, and $497 for the local SEO work. Every one of those numbers is real and sits on the respective site, and the question worth asking is not which is cheapest but what each one buys for the money.

So, plainly. $297 a month for a website plus CRM, missed-call text-back and a chat widget. $497 to $799 a month for Local Leads Max, which is Google Business Profile management, review management, citation building and ongoing optimisation. Where you land in that range depends on how competitive your trade and your metro are, and a handyman in a mid-size city is not the same job as a roofer in Phoenix. Month to month, both of them. We do not ask for a year up front, because an agency that needs a contract to keep you has told you something.

Wrong call when
You run multiple locations and need enterprise roll-up reporting — Scorpion and RYNO are built for that and we are not. You need the phone ringing this week, in which case run Local Services Ads first and let SEO catch up underneath. Or you want a full marketing department including brand, video and TV, which is not what we sell.

Sterling Sky

Best for: A specific, hard local search problem — especially a suspended profile

Run by Joy Hawkins, with offices in Uxbridge, Ontario and Claymont, Delaware. Sterling Sky is not a contractor specialist — they work across personal injury and divorce law, dentistry, dermatology, car dealerships, home care, lawn care and more — and that is the point. They are local search specialists rather than trade specialists, and they publish original research instead of recycling everyone else’s.

What they are unusually good at is the emergency: Google Business Profile suspensions, reinstatements, and diagnosing why a listing that ranked for years suddenly does not. If your profile vanished on a Tuesday morning, this is the phone call. They also run local SEO audits, which makes them a credible second opinion on work another agency is doing for you.

What they charge

You want a full marketing department — website builds, ads creative, brand. Their strength is depth in local search, not breadth.

Whitespark

Best for: Citations, listings cleanup and multi-location work done properly once

Founded in Edmonton, Alberta in 2005 by Darren Shaw, with over 150,000 users on the software side. They sit somewhere between a tool company and an agency: Local Rank Tracker, Local Ranking Grids, Local Citation Finder and Reputation Builder on one side, and done-for-you Listings, GBP reinstatement, Yext replacement and multi-location SEO services on the other.

The Yext replacement service is worth a specific mention. Paying a subscription to rent citations that stop existing the month you stop paying is one of the worse deals in local SEO, and plenty of contractors are still in it without realising. Building the listings once, permanently, is the better trade nearly every time. They also publish a free Google review link generator. So do we, linked further down, and theirs is good.

What they charge
Published on their pricing page: done-for-you SEO Services at $499–$1,999/mo, Listings Service $20–$999 one-time, Yext Replacement $399 per location, Reputation Builder $79/mo per location. GBP reinstatement and enterprise multi-location work are quoted.
Wrong call when
You want one partner accountable for the whole lead flow. This is a specialist supplier, not a general contractor.

SearchKings

Best for: You need the phone ringing this week, not this quarter

Google Ads and Local Services Ads management, out of Scarborough, Ontario and Burnaby, British Columbia, with home services well represented in their client base — HVAC, plumbing, appliance repair, cleaning. They also run Call Intelligence, connected TV and, more recently, ChatGPT ads management.

This is the honest answer for a brand-new company with a young Google Business Profile and no reviews. SEO cannot rank you this quarter in that situation, and any agency that says otherwise is selling. Paid puts you above the organic results by Friday. The correct play is usually both: paid pays the bills while organic is built underneath it.

What they charge
Not published as an amount, but the terms are: "Flat-Rate Monthly Fee", "No Start-Up Fees", "No Contracts", plus "$500 in Google Ads Credit" for new clients. Ad spend is separate and on top.
Wrong call when
You want to stop renting your traffic. Paid stops the day the card stops, which is the entire argument for building organic alongside it.

KickCharge Creative

Best for: Your brand and your vans, which is more often the real problem

Not an SEO agency, which is exactly why it is on the list. Founded by Dan Antonelli in Washington, New Jersey, KickCharge does logos, naming, brand identity, print and above all truck wraps, for HVAC, electrical, plumbing, roofing and garage door companies. They claim to have "created more home service brands than anyone in the world". They sell digital marketing too, but the branding and the wraps are the thing.

We list them because a good share of the contractors who ring us about rankings have a different problem entirely. If the van is unbranded and the logo was made in Word in 2009, third place in the map pack is not what is losing you the job. Their own framing: "putting your brand on wheels, your business can pick up tens of thousands of impressions per day". Fix the brand first. The rankings will still be there in three months.

What they charge

Wrong call when
Your brand is already strong and what you actually want is organic visibility. That is a different purchase and this is an expensive way to make it.

Nine questions to ask before you sign with any of them

This part matters more than the shortlist. We have audited enough contractors coming off a bad agency to know that the damage is almost never caused by poor SEO tactics. It is caused by ownership and reporting — who holds the website, who holds the Google profile, and which number got reported while the jobs did not arrive. Ask these before money changes hands, including of us.

    Who owns the website when I leave?

    The only correct answer is you — design, code, content and logins. If the site is rented, every month of SEO you pay for is an improvement to somebody else’s asset.

    Do I keep ownership of my Google Business Profile?

    You should be the primary owner and they should be a manager. Agencies that create the profile under their own account can walk away with your reviews attached to it.

    Month to month, or a twelve-month commitment?

    Long contracts are sold as "SEO takes time". Sometimes that is fair. But an agency confident about month nine does not need to trap you in month two.

    What is the real monthly number, and what is the setup fee?

    Ask for both in one sentence. Entry offers like "$99 to start" are legitimate, but you need the number it becomes.

    Who writes the content, and will the same page be sold to a plumber two towns over?

    Templated service-area pages spun across dozens of clients are the single most common thing we find when we audit a contractor who has been paying an agency for two years.

    What happens in month one, two and three?

    A good answer is specific and boring: profile audit, categories and services, citation cleanup, review system live, these six pages written. A bad answer is the word "optimisation" four times.

    Which number do you report on — rankings, calls, or booked jobs?

    Rankings are the easiest to flatter. Calls are better. Booked jobs is the only one that pays a wage, and any agency tracking it is being honest with itself.

    Can I speak to a client in a market my size?

    Every agency has a flagship. Ask for the one that looks like you — same trade, same size town, same budget — and call them.

    Who actually does the work?

    Not a gotcha. Plenty of good agencies use contractors or white-label suppliers and there is nothing wrong with it, as long as they say so and you know who to call when something breaks.

When you should not hire anybody yet

There is a version of this where the honest recommendation is nobody. If your Google Business Profile is half filled in, you have eleven reviews, and no one answers the phone after four o’clock, an agency cannot fix that for you — and paying one to try is how contractors end up believing local SEO does not work.

Why would an SEO agency recommend its competitors?

Because the alternative is worse for everyone. We are wrong for a large share of the contractors who contact us — too big, too small, wrong trade, wrong timeline — and taking their money anyway produces a client who leaves in five months and tells other contractors that SEO does not work. A referral costs us nothing and occasionally comes back. There are no referral fees on this page; we do not get paid when you hire one of them.

How much should a contractor pay for local SEO?

Almost nobody in this market will answer that in public, which is why the question gets asked so often. Three entries on this page do. Built-Right Digital publishes a ladder starting at $1,199 a month for a new business and running to $19,999 for companies above $5M. Whitespark charges $499 to $1,999 a month for done-for-you SEO. Our Local Leads Max is $497 to $799. Everything else here is quoted on a call. The useful way to judge any of it is not the retainer but the cost per booked job over twelve months, which depends entirely on your average ticket. A $95 drain call and a $14,000 roof justify completely different budgets.

Is a trade specialist better than a general local SEO agency?

Usually, for one reason: they already know the seasonality, the emergency intent patterns and the service-area sprawl in your trade, so you are not funding their education. The exception is a hard technical local search problem — a suspension, a sudden ranking collapse, a merged or duplicate listing — where a local search specialist like Sterling Sky beats a trade specialist comfortably.

Should I sign a twelve-month SEO contract?

You can, and plenty of good agencies require one and are straightforward about it. The argument for it is real: results arrive in months six to nine, so a three-month trial genuinely tests nothing. The argument against is also real, which is that the contract protects the agency and not you. We run month to month and take the risk of having to earn month thirteen. Either model can be honest. What is never acceptable is a long contract combined with a website you do not own.

What if my Google Business Profile has been suspended?

Stop shopping for a retainer and deal with the suspension first, because no amount of content or link building matters while the listing is offline. Sterling Sky and Whitespark both run reinstatement services specifically for this. It is a distinct skill from ranking work, and it is worth paying a specialist once rather than a generalist monthly.

How do I check an agency’s claims before hiring them?

Search the trade and city for two or three of their named clients and see whether those companies actually appear in the map pack. Then ask the agency for a reference in a market your size rather than their flagship account, and call them.
